A Dairy Queen is proposed to replace a gas station in Charlotte Hall, and townhouses are proposed for an existing California neighborhood, as county planners reviewed the projects last week.

The Charlotte Hall Dairy Queen would replace a BP gas station next to McDonald’s near the intersection of Route 5 and Golden Beach Road. The property is owned by Charlotte Hall Center, care of the Burchoil company. The Dairy Queen restaurant would include a drive-through window, but there were concerns with the layout.

As drawn, the queue isn’t long enough and it wouldn’t take much traffic to back up into the parking lot, said Dave Berry, planner with the St. Mary’s County Department of Land Use and Growth Management. He cited the Dunkin’ Donuts in California as a bad instance of a short drive-through lane.

Berry called that “an example of what we don’t want to do again.” Harry Knight, permits coordinator, said the Dunkin’ Donuts was a retrofit into an existing retail space.

Knight said ice cream shops seem to be popular in St. Mary’s. “Bruster’s is busy even when it’s cold,” he said.

The Charlotte Hall Dairy Queen may need to offset its traffic impact as well to Three Notch Road, said Dave Chapman, planner.

In another application, planners reviewed a proposal to bring 131 townhouses to the Woods at Myrtle Point neighborhood in California. The townhouses would be built on 23 acres across Patuxent Boulevard from the existing single-family homes there.

A traffic signal was already built at the intersection of Route 4 and Patuxent Boulevard as required by the St. Mary’s County Planning Commission as a condition of the construction of the Woods at Myrtle Point.
